65 miles of shoreline on a 7-mile peninsula

Horseshoe Bend is a peninsula roughly 7 miles long, and because the lake follows every fold of its original river shoreline, that short run of land carries more than 65 miles of waterfront. It is the densest concentration of dock per square mile of anywhere we work, and it is why a Four Seasons route day looks nothing like a Camdenton one. The Census gazetteer puts 0.065 square miles of water inside the village limits against 4.646 of land, but the shoreline number is the one that describes the work.

A planned community, and what that means for dock age

The Village of Four Seasons had a population of 2,383 at the 2020 census, making it one of the larger communities on this lake, well past Sunrise Beach's 431. It sits on the Horseshoe Bend side of the water, developed starting in 1964 by St. Louis hotelier Harold Koplar around the Lodge of Four Seasons, which opened in 1969. The village itself incorporated as a Missouri municipality in 1987. Inside it, the Four Seasons Property Owners Association, formed in 1971 and run by an elected six-member board, holds separate restrictive covenants and building guidelines that reach waterfront structures, on top of whatever Ameren already requires of every dock on this lake.

That layering is the one real difference in how we approach a Four Seasons job. The dock still answers to Ameren's federal FERC license for Bagnell Dam, the same as any dock on the lake. But visible changes to a dock or lift here can also draw POA covenant review, separate from the Ameren process. We tell owners plainly which layer applies to their specific repair before we start, rather than assuming a straightforward repair needs the same paperwork a new structure would.
