What actually goes wrong up there

Dock roofs live in a hard spot. They sit over water, in constant humidity, taking wind loading from every direction with nothing around them to break it, on a structure that moves with the lake. The wear pattern that produces is predictable, and it does not start with the part owners look at.

Fastener backout is the one to take seriously because it is silent and it compounds. Loose panels move, movement enlarges the holes, larger holes hold water and hold the panel less well, and the whole assembly gradually stops behaving like the braced surface it was designed to be. Catching it while it is still just hardware is inexpensive. Catching it after the purlins have taken water for 3 seasons is not.

Purlins decide whether this is a repair or a project

The purlins are the framing members the panels fasten to, and their spacing is what the roof's load capacity actually rests on. Spacing that is too wide for the panel system produces sag, loosens fasteners, and concentrates stress in ways that speed corrosion. Undersized framing produces the same outcome more directly.

So when we look at a roof, the useful question is not how the panels look. It is whether the framing under them is still straight and still bearing properly at its connections. If it is, the roof is a fastener and panel job and it is a good investment. If the framing has gone, panels are the cheap part of a bigger conversation, and putting new steel over tired framing is a way to spend money twice.

Snow load, which is not theoretical on this lake

Roofed docks are normal here, and a lot of them are older than the expectations now placed on them. Snow adds vertical load that framing has to have been designed to carry, and plenty of dock roofs around this lake were built with wind and rain in mind rather than accumulation sitting on them for days.

This lake has already learned that lesson the expensive way. The blizzard of February 1st and 2nd, 2011 dropped roughly 15 inches here and put roofed docks into the water, lifts and boats with them. That is not distant history to anyone who owns a covered dock on this lake, and it is the reason a structural look at a roof is worth doing in autumn rather than in March, and why it belongs in the same pass as the rest of winter preparation. What it costs, and what we check with it

A roof is carried by the dock under it, so both get looked at together. A structure that is already sitting low on a failed float is not a good candidate for added roof weight until the flotation is right, and we will say so rather than take the roof job first. My roof is not leaking anywhere I can see. Why does it need attention?
Because the failure that matters on a dock roof is structural, not cosmetic. Fasteners back out slowly under years of wind and vibration, and once panels are no longer clamped tight they move, work their holes larger, and let water into the purlins underneath. By the time you can see a drip, the load path has usually been degrading for several seasons.
Repair the panels or re-roof the whole thing?
Panels that are sound with backed-out or corroded fasteners are a repair, and a worthwhile one. A roof with sagging purlins is a different question, because the problem is the framing rather than the covering, and new panels on sagging framing will sag with it. Retrofit sub-framing systems exist for exactly that case and can be the right answer instead of a full rebuild.
How much snow can a dock roof actually take?
Less than owners assume, and it depends entirely on how the framing was spaced and sized. Snow adds vertical load that purlin spacing has to have been designed for, and a lot of older dock roofs on this lake were built for wind and rain rather than accumulation. Is this the same as storm damage work?
